Part of history: Sushil Kumar Sayal
For Managing Director and CEO Sushil Kumar Sayal, Bharti Realty isn’t just developing world-class commercial properties in India, it’s also creating landmarks.
Bharti Realty Managing Director and CEO Sushil Kumar Sayal’s book, Inside unReal Estate: A Journey through India’s Most Controversial Sector, begins with this iconic Mark Twain quote: " Buy land; they’re not making it anymore."
If anyone should write a firsthand account of the real estate industry in India, it’s Sushil. With more than 35 years of experience, he knows a thing or two about the country’s commercial property market and its exciting potential.
Bharti Realty is the real estate arm of corporate giant Bharti Enterprises and is recognised as one of the most trustworthy brands in the country. The award-winning company’s portfolio includes commercial, retail and mixed-use developments.
Developing worldclass and environmentally sustainable projects across the country is its trademark. "Incessant innovation" is its lifeblood as this dynamic business leads design, technology and environmental sustainability advances in the sector.
Bharti Realty manages more than five million square feet of grade-A commercial real estate space across India. The company currently has another nine million square feet of commercial mixed-use real estate space underway in the Delhi Aerocity area.
In fact, the company’s developments read like a who’s who of commercial property success stories in India. The Worldmark brand in Delhi and Gurugram covers world-class commercial projects with state-of-the-art architecture, dramatic water features, open spaces and extensive greenery.
"Worldmark is among the best in the country, possibly Asia," Sushil says proudly. "It’s a mixeduse development with 1.2 million square feet for office spaces and 300,000 square feet for retail spaces."
Atelier, also sitting within Worldmark Aerocity, is the exquisitely crafted, fully furnished, airport office suites, which comes as an ideal example of a 21st century development, designed with the new norm of post-COVID-19 working, well ahead of its time.
It boasts multiple guest lobbies to keep visiting crowds apart, larger walkways, multiple entry and exit points for visitors, multiple bistro stations, personal stewards to serve the executive cabins and much more.
Having moved into the avant garde domain of "design philosophy" long before the eventuality of COVID-19, attaining Leadership in Energy and Environmental Design (LEED) Standards certification for all forthcoming projects, Bharti Realty is definitely up to the task of its responsibility towards the global community.
All its developments are complemented with meticulous landscaping to create less density, thereby naturally bringing in the concept of social distancing, which is the need of the hour.
With the idea of creating smart spaces, the developments offer facilities for virtual meetings, an advanced touch-free visitor management system, online checklists and a QRbased touchless complaint management system to minimise touch, thereby preventing the spread of COVID-19 in the workplace.
Worldmark Gurugram is an integrated commercial development, destined to become Gurugram’s business hub. An industry innovator, Bharti Realty is leading the development of ‘aerocities’ in India. This new form of urban development creates CBD-style infrastructure near the airport.
In 2019, Delhi airport operator DIAL awarded the rights to Bharti Realty to design, develop, construct, operate, manage and maintain a new commercial project at the Aerocity area, which consists of nine million square feet of mixed-use development.
Phase 1 of the development is expected to be kickstarted by the end of the third quarter of this year. "This will be one of the largest marquee developments in Asia and be benchmarked with the best globally," Sushil explains.
"We’re creating a landmark." In his previous role as Founding Director and CEO of Alpha G Group, Sushil remembers, "I looked at my age and thought, ‘It’s time to lead developments that become part of history,’" he chuckles.
He joined Bharti Realty in 2014 and has already achieved that goal. "In five years, we have changed the landscape of large-size marquee commercial real estate development."
Sushil has made a significant contribution to the industry by establishing India’s Real Estate Asset Management (REAM) model. He’s also won multiple industry accolades and recognition including the esteemed 2018 Lifetime Achievement Award from the World Federation of Marketing Professionals. His commitment to the industry is clear, as is his direction for getting there.
We value passion … trust, integrity and respect are our core values and they underlie everything we do.
"We’re a small boutique company with a passion for creating landmarks," Sushil says. "We work as a family – it doesn’t matter if you’re office staff or the Managing Director of the company, everyone takes ownership of our goals.
"We’re proud to provide an intellectually stimulating and motivating workplace with a great energy and culture. This allows us to attract and develop the best talent in the industry. We value passion and those who go the extra mile.
Trust, integrity and respect are our core values and they underlie everything we do. Collaboration and teamwork are encouraged." With its impressive focus on employee engagement and development, Bharti Realty is considered an employer of choice and a great place to work.
"We need to be prepared to adapt with the changing times in the real estate sector," Sushil reflects. "We’re not trying to be the biggest company, but we do aspire to be the finest."
